Location
The Subject is located adjacent to the Branson-Hollister Bridge that links downtown Branson to downtown Hollister. On the Hollister side of the bridge, the immediate neighborhood developed around the railroad station and later Business Highway 65 when it was constructed sometime later. Development is primarily commercial in nature with old downtown Hollister developed first adjacent to the Historic train station and other commercial developments later in the Business Highway 65 corridor.

On the Branson side of the Bridge, the road is split into an upper (Business 65 and Veterans Boulevard) and lower roads (Branson Landing Boulevard) that go around old downtown Branson and connect to US Highway 65. The Branson side has a distinctly different feel. It has its own, old downtown with historic buildings that are as old as 100 years. The old downtown area houses a mix of local retail and service businesses that primarily serve the tourist trade.

The area next to old town also contains the $460 million Branson Landing that is a retail and dining attraction located on the Lake
Taneycomo (White Rive) lake front. Also located next to The Landing is The Branson Convention Center. Branson Landing is a regional shopping destination and includes national retailers as well as dining and other activities. The center is anchored by Bass Pro Shops and Belk on its ends and a full service Hilton Hotel and a second Hilton Boutique near its center. The area includes several hundred hotel rooms plus whole ownership condominiums and the 220,000 sq. ft. Branson convention center. There are two marinas on Lake Taneycomo and an RV Park that are just outside the development boundaries. The downtown Branson area
also hosts the area's only 140 bed hospital and offices for a number of small businesses. In short, the Subject's immediate neighborhood is a mix of businesses that are primarily geared toward tourism on the Branson side of the bridge primarily to the local market on the Hollister side.

The property currently houses mobile homes that are rented by the month and are of little value. They will need to be removed from the site.

Sale
This site is being offered for sale for the first time by the family who have owned it for many decades. The property has been a mobile home park for older mobile home who have limited value. The City of Hollister can offer a variety of development incentives for this site and will work with the developer on a development agreement. The city of Hollister offers varies, flexible zoning via Planned Development zoning classification.
