Located on the south side of State Highway 248. Traffic studies by MODOT report traffic volume passing the site at between 21,000 and 22,000 vehicles per day. Hwy 248 is a 5 lane state highway and acts as a the main corridor between the east side of the city to the west. Hwy 248 is a major retail, medical and banking location for area businesses. The site is approximately three-quarters of an acre in size and gently sloping. The site is accessible from a single 50" wide curb cut on Hwy 248 that opens into the eastbound lanes. The property has vacant land on two sides. The lot to the east is owned by Branson Bank and is held for future expansion. The lot to the west has recently been developed with a Natures Way health food grocery store and retail strip center. The property to the rear is for future development and is next to the Branson Elementary school.
