Description

Location
This property is located in Gordon Valley, which is in the Eastern portion of the Napa Valley AVA. The Napa Valley AVA is the West Coast’s equivalent of The Hamptons and Martha’s Vineyard. It is a highly sought-after destination for second homes to retreat to, vacation homes to share and enjoy, and private compounds to entertain others at.

Driving through this part of Napa feels like the Rutherford valley floor of years ago. There are about 1,000 acres planted between both Gordon and Wooden Valleys, but this part of Napa is where the natural land still far out numbers the amount of grapes planted here.

Gordon Valley and Wooden Valley both produce grapes that are sought after by some of Napa’s big names including Caymus, Judd’s Hill, Michael Mondavi, Hestan and Pahlmeyer.

Sale
NDA Required for Financials and additional Vineyard Details
Winery Permit Fully approved; Non expiring / indefinite; Issued September 2011; Activated by Sept 21, 2013
Scope of the Winery Permit: 30,000 Gallon production per year; 3,600 SF Storage & Accessory Use Structure; 3,600 SF Production Structure; 2,400 SF covered outdoor area;
1,600 SF Crush Pad and tank storage area; 6 Parking Spaces

On-site Production Facility, Storage, Crush Pad and Tasting Room is fully approved, vested and ready to be built with completed plans.

This permit was issued in 2011 and by 2013 the owners were able to acquire a ruling from the planning department finding that they have sufficiently prepared the site in accordance with the permit requirements, so the original conditions were met, and they do not have an expiration on the permit.

An established brand with existing labels, inventory, contracts & grapes. (Inventory to be separately negotiated) included in the offering are the approved production facility plans & winery permit. The winery permit took over 2 years to secure and is a prestigious honor to have. The political atmosphere in Napa is leaning toward further restriction of winery permits, which makes current permits extremely valuable.
