The City of Rochester, NH (“City”) invites developers and interested parties (collectively “Proposer”) to submit a plan to participate in a public-private partnership (P3) project that will lead to the whole purchase and development of an approximately 0.26-acre [ac] (11,325.6 square foot [sq ft]) lot located at 38 Hanson Street, zoned Downtown Commercial (“Proposal”). Due date for receipt of Proposals is February 22, 2019.
City, by this RFP, sets forth its intent to sell the noted site for the purpose of developing market rate housing that has been designed and built for today’s modern workforce, retail stores and accessory uses. The property is being sold as is, where is.
Based on current zoning, it is expected that a minimum of 30 residential work force housing units will be created. City will hold the land through the Proposer’s approval process, while the developer would be responsible for all design, permit, and construction of the project at his or her own expense. Compensation to City for the land at 38 Hanson Street will be through a per unit reimbursement for work for work force housing.
