When pitching new landlord representation business, it's a good to have a list of services you will provide to your prospective client.
Here's a template that you can adapt. It was prepared for my brokerage company, Perlmutter Properties, which is pitching a shopping center exclusive leasing representation agency.
PPI of NJ LLC d/b/a Perlmutter Properties will provide the following services in our efforts to lease Tri-State Plaza:
Study the market to see which tenants are not represented or might want to relocate to a better-anchored center.
Develop a list of target categories and tenants.
Phone canvassing of appropriate retailers and service tenants
Foot canvassing of comparable shopping centers in the NJ/NY/PA area
Email marketing to our list of over 4000 brokers and retailers, usually on a bi-weekly basis.
Place professionally made signs in the storefront windows, and if permitted, near the street.
List the property on digital marketplaces such CoStar, Loopnet, QuantumListing and Xceligent.
Create a webpage for the property on www.perlmutterproperties.com
Create appropriate leasing collateral.
Represent the property at meetings of the International Council of Shopping Centers, including the National Deal Making in Las Vegas and the New York National Deal Making.
Show the vacant space to prospective tenants.
Prepare Letters of Intent for prospective tenants.
Work with Ownership to negotiate the business terms of Letters of intent with prospective tenants.
